STM Investment has launched Kayan City, a planned development in East Cairo covering over 22,000 feddans, roughly 23,100 acres, and targeting $3.6 billion in sales within five years. The project, announced on October 18, is designed to house 250,000 residents in its first phase, with plans to expand further.
Located beside the South 90th Street extension in New Cairo, the development includes fully finished apartments starting at 85 square meters and villas from 230 square meters. The master plan integrates infrastructure such as three hospitals, 18 schools (including international curricula options), and a 140-feddan university with six colleges. Leisure amenities cover five malls, seven sports clubs, and a 80-feddan central park, along with 27 places of worship and a public transport system.
Shady Selim, CEO of STM Investment, noted that services, including schools, hospitals, and retail, are already operational in parallel with construction. The company has engaged international consultants to manage facilities, and Mountain View is contributing a residential sub-project, Grand Valleys. STM Investment’s portfolio also includes other Cairo developments like Mayan New Cairo and Eleven in New Cairo, alongside commercial and sports ventures.
Kayan City’s design incorporates advanced infrastructure, such as AI-driven city management and high-speed telecom networks. Two hotels with a combined 1,000 rooms are planned, alongside dedicated equestrian and sports facilities. The project aligns with Egypt’s broader push for large-scale urban developments, including Qatari Diar’s $29.7 billion Alam Al Roum and Talaat Moustafa Group’s $202.2 billion mixed-use agreements with the government. It is part of a larger trend in Egypt towards creating modern, integrated urban spaces.
