Construction of Beach Oasis II, a mixed-use community by Azizi Developments in Dubai Studio City, is nearing 62% completion. Located on Hessa Street, the project features 694 homes, including 452 studios, 209 one-bedroom units, and 33 two-bedroom units. The development is strategically positioned near Sheikh Mohammed Bin Zayed Road, offering excellent connectivity to key destinations.
The development boasts a large swimming pool designed to resemble a beach, fully equipped gyms, landscaped gardens, children’s play areas, and a central square with shops. Farhad Azizi, Group CEO, noted that the focus has shifted to MEP routing, plastering, and interior finishes as structural work approaches completion. He emphasized, “It’s a precise, detail-oriented phase of construction, and it keeps our momentum exactly where it needs to be as we push toward the final handover.”
Progress has accelerated since April, when the project was 43% complete. Key milestones include 100% framework completion, 99% blockwork, and 77% internal plastering. Additionally, HVAC installation is at 59%, MEP installation at 50%, and finishes at 48%. Work on the swimming pool is 38% done, lift installation is at 34%, and façade works are at 15%. At the April stage, the structure was 99% finished, blockwork was at 64%, internal plastering at 37%, HVAC at 21%, and MEP at 31%.

The community’s strategic location provides quick access to commercial, leisure, and sports destinations, such as Dubai Autodrome, The Els Club, Dubai Polo & Equestrian Club, Dubai International Stadium, and Dubai Miracle Garden. Schools and healthcare facilities are also within close proximity, enhancing the project’s appeal for families and professionals alike.
Beach Oasis II follows the success of Azizi’s original Beach Oasis, which was 94% complete in August 2025, with handover scheduled for Q3 2025. The new project’s momentum shows Azizi’s continued leadership in Dubai’s real estate market, building on the legacy of its predecessor.
